The horror game 日本事故物件監視協会2 -Japan Stigmatized Property-, in which players watch over Japanese “stigmatized properties” through security cameras, will get a Nintendo Switch version on August 20, 2026, Japan time. The port and its sale are being handled by G-MODE Corporation.
Players work as monitors for Japan Stigmatized Property, on duty from midnight to 5 a.m. The job is to check the security camera footage and report anomalies such as furniture moving, objects disappearing or appearing, silhouettes or apparitions intruding, lighting malfunctions, floating orbs, bloodstains on the walls, and footage noise. The setting is four real properties located in Japan. The Japanese Nintendo Store’s Manufacturer’s Description introduces the game like this: “Can you make it until morning? Watch Japan’s stigmatized properties and report any abnormal phenomena. Miss too many reports or make too many mistakes, and —” (translated from Japanese)
Players can choose between two difficulty levels, “Normal” and “With Hazard Pay.” There are two camera types, night vision and regular, and some phenomena can only be seen with one or the other. The Manufacturer’s Description also notes that AI-generated content is used for some of the anomalies.
“事故物件” is a Japanese real-estate term for a property with a troubled history. In Japan, such properties have also been the subject of urban legend. In English, the term is translated as “stigmatized property,” a phrase also used in this franchise’s official English title.
The Manufacturer’s Description states that recording and streaming gameplay is permitted. There are no restrictions on monetizing streams or on Super Chat, and no permission form needs to be submitted.
The developer is Loxarc Inc., based in Chiyoda, Tokyo, and founded in March 2021. The series’ first entry, Japan Stigmatized Property -日本事故物件監視協会-, launched on Steam in August 2025. This second entry’s Steam version came out on December 17, 2025. The third entry, 日本事故物件監視協会3 -Japan Stigmatized Property-, launched on Steam on August 6, 2026, putting this second entry’s Nintendo Switch release two weeks after that. That works out to three entries in roughly one year.
Nintendo Switch is a new platform for this title. Previously supported platforms were PC (Steam), iOS, and Android. It will be sold as a digital-only release. Supported languages are Japanese, English, Simplified Chinese, Traditional Chinese, Korean, and Thai — six in all. The series supports English on Steam, the App Store, and Google Play, making it playable for players outside Japan.
The official gameplay trailer was released to coincide with the Steam version’s December 2025 launch. It is not footage from the Nintendo Switch version.
The Nintendo Switch version of this title will be available through the Japanese Nintendo Store.
